INDEPENDENT NEXTON BUYER GUIDE

Nexton Homes for Sale: New Construction, Quick Move-Ins & Resale

A Nexton home search is more complicated than simply scrolling through the MLS.

As a former new-home sales consultant for a national builder in Nexton, I help buyers compare MLS listings with builder inventory, quick move-ins, build-from-plan opportunities and incentives that can change frequently.

THREE WAYS TO BUY

Nexton inventory is more than one list.

A complete Nexton search can include MLS-listed homes, builder-owned quick move-ins and build-from-plan opportunities that may not appear together in one feed.

The goal is not to favor one path. It is to compare timing, condition, selections, contract terms and total cost on equal footing.

MLS-listed

Active homes for sale

Review active MLS records matching Nexton, including resale properties and any builder-owned homes represented in the feed.

Status, price and availability can change at any time.

SEARCH THE MLS
Shorter timeline

Quick move-in homes

Compare completed or well-under-construction builder homes when your timing is shorter than a build-from-plan purchase.

Completion dates, selections and builder availability must be confirmed.

ASK ABOUT QUICK MOVE-INS
Builder-direct

To-Be-Built / Build-From-Plan Homes

Some homes marketed online may represent a floor plan that can be built rather than a completed or currently under-construction home. Confirm the actual construction status, homesite, selections and estimated timeline before comparing it with available inventory.

Builder, plan, homesite, selections, pricing and timing should all be verified together.

SEARCH THE MLS

Search the MLS — then look beyond it.

MLS results are only one part of the Nexton market. Builder-owned quick move-ins, homes under construction and build-from-plan opportunities may not all appear together in the MLS. I can help compare current MLS listings with builder inventory and available home programs.

Listing information is provided for discovery and should be verified before relying on it. Builder availability, incentives and completion timing require separate confirmation.

OFFICIAL DIRECTORY REVIEWED SEPTEMBER 2026

Homebuilders in Nexton

Nexton's official builder directory and Home Finder currently include the entries below. The roster is useful for orientation, but it is not proof that a specific builder has a home for sale today.

Knowing the builder name is only the beginning. Each builder may structure included features, homesite premiums, deposits, design selections, incentives, financing programs and inventory differently.

  1. Ashton Woods

Midtown; the official directory has a separate Hammock Walk / North Creek entry

  2. Brookfield Residential

    Midtown

  3. Centex

    North Creek and Bradford Pointe

  4. David Weekley Homes

    Midtown

  5. Del Webb

    Del Webb Nexton

  6. DRB Homes

Midtown model noted; official profile is titled “homes for rent”

  7. Homes By Dickerson

    Midtown; custom and semi-custom

  8. New Leaf Builders

    Midtown; DOMUS and semi-custom

  9. Pulte Homes

    Midtown

  10. Saussy Burbank

    Midtown / Cottages at Nexton

  11. Stanley Martin Homes

    Brighton Square townhomes

COMPARE BEYOND THE FLOOR PLAN

What the base price includes

Standard features vary by builder, plan, neighborhood and release.

Homesite and structural choices

Lot premiums and structural options can materially change the total price.

Design selections

Clarify allowances, upgrade pricing, deadlines and what has already been selected.

Incentives and financing terms

Compare net value, restrictions and lender requirements—not only the headline offer.

Timeline and milestones

Review estimated completion, deposits, contingencies and change-order deadlines.

Warranty and inspections

Understand coverage, walkthroughs and options for independent inspections.

BUILDER INCENTIVES

The largest headline is not always the strongest value.

Incentives can vary by builder, home, financing choice and closing timeline. An offer may reduce eligible cash due at closing, change the monthly payment or apply only to upgrades.

Builder incentives can change frequently, and not every opportunity is necessarily promoted the same way across public-facing websites. Part of my role is staying current on builder communications and helping buyers understand which incentives may apply to the home, financing structure and timing they're considering.

COMPARE CURRENT INCENTIVES

Closing-cost contributions

A builder may contribute toward eligible closing costs, subject to contract and loan limits.

Financing incentives

Rate buydowns or lender credits may be tied to a preferred lender and specific loan terms.

Design or option allowances

Some offers may apply to selections or upgrades rather than reducing the purchase price.

Home-specific promotions

Completed inventory can carry different terms from a selected plan and homesite.

Incentives are not guaranteed and can change or expire without notice. Loan terms and eligibility depend on the buyer, property, lender and program. Review the complete written terms.

THE FINISHED-COST EQUATION

Start with the base price. Decide with the complete number.

Two homes with similar advertised starting prices can reach different totals once the homesite, structure, selections and transaction-specific costs are included.

Advertised base price
Homesite premium
Structural options
Design selections
Closing and financing costs
HOA, transfer and start-up fees

A realistic finished-cost comparison

Insurance, taxes, inspections, maintenance and property-specific due diligence also belong in the broader ownership conversation. Every estimate should be verified for the exact home.

OFFICIAL NAMES + SEARCH LABELS

Nexton neighborhoods and home programs

Nexton is a collection of districts, neighborhoods and builder programs. Labels used in MLS records, builder materials and the official Home Finder can differ, so verify the exact name, property type and association documents for each home.

Official Nexton district

Midtown

Midtown is associated with Ashton Woods, Brookfield Residential, David Weekley Homes, Homes By Dickerson, New Leaf Builders, Pulte Homes and Saussy Burbank.

  • Offerings can include resale, quick move-in and build-from-plan paths.
  • Compare builder inclusions, homesites, timelines and the finished cost for each home.
Official labels vary by source

North Creek & Bradford Pointe

Centex is officially associated with North Creek and Bradford Pointe. The Nexton Home Finder may use Bradford Pointe as a more specific search label.

  • Confirm the exact neighborhood name shown in the contract and association documents.
  • Verify current plans, releases and completion estimates for the specific property.
Official Nexton neighborhood

Hammock Walk

Hammock Walk is an Ashton Woods program associated with North Creek, with builder-reported plans and inventory that can change.

  • Confirm current home availability, selections and maintenance responsibilities.
  • Compare builder information with the exact property documents and written terms.
Official area + builder

Del Webb Nexton

Del Webb Nexton is both an official Nexton area and a current builder entry, with plans, homesites and inventory that vary over time.

  • Compare available plans, included features, amenities and community fees.
  • Confirm current inventory and timing before relying on an advertised opportunity.
Townhomes + established resale

Brighton Square & Brighton Park Village

Stanley Martin markets Brighton Square townhomes. Brighton Park Village is sold out of new homes, although resale listings may become available; the Home Finder may also use the Brighton Park label.

  • Do not treat Brighton Park Village as a source of current new-home inventory.
  • Verify the exact neighborhood, property type and association documents for each home.

QUICK MOVE-IN HOMES

When the home is already taking shape

Quick move-ins are completed or well-under-construction builder homes that may offer a shorter move-in timeline than choosing a plan and homesite from the beginning.

Midtown may have shorter-timeline inventory, and quick-move-in opportunities may also appear in other Nexton programs, including Hammock Walk. Availability and completion dates change, so avoid relying on stale counts or advertised timing.

ASK ABOUT CURRENT QUICK MOVE-INS

A shorter path—not an instant close

A completed or well-under-construction home may reduce the timeline, but inspections, financing, title work and builder requirements still take time.

Selections may already be set

The farther construction has progressed, the fewer structural or design choices may remain. Confirm what is installed, ordered and still changeable.

Dates are estimates until confirmed

Construction milestones and closing readiness can move. Base your plans on the latest written timeline and maintain appropriate flexibility.

A BALANCED COMPARISON

New construction or resale in Nexton?

Neither path is automatically better. Compare the specific homes based on timing, total cost, condition, contract terms, location within Nexton and the features you value.

NEW CONSTRUCTION

More choice, more moving parts

A new home may offer current construction standards, builder warranty coverage and opportunities to select a plan, homesite or finishes depending on the stage.

  • Base price versus finished cost
  • Builder contract and deposit structure
  • Construction and closing timeline
  • Selections, inspections and warranty process
RESALE

A completed home with a known setting

A resale purchase lets you evaluate the finished home, its current condition and the surrounding streetscape as it exists today.

  • Property condition and seller disclosures
  • Inspection findings and negotiated terms
  • Existing improvements and design choices
  • Current association documents and fees
BEFORE THE MODEL-HOME VISIT

Talk about representation early.

Builder registration and representation practices can vary. Reaching out before your first visit creates time to discuss services, agreements, compensation and how you want to approach the search—without making assumptions.

DISCUSS REPRESENTATION

Compare before you register

Builder registration practices vary. Connecting before a first model-home visit helps keep representation options clear.

Understand who represents whom

The onsite sales representative works for the builder. A buyer’s agent can focus on your stated priorities and due diligence.

Review the complete decision

Floor plan, homesite, contract terms, incentives, inspections, timeline and finished cost all deserve attention.

Document compensation clearly

Buyer-agent services and compensation are addressed in written agreements and disclosures; terms vary by transaction.

NEXTON BUYER FAQ

Frequently asked questions about Nexton homes for sale

These answers are a starting point. Inventory, builder participation, incentives, association fees and transaction terms can change and should be verified for the specific home.

Are there homes for sale in Nexton right now?

Nexton can have resale listings, completed new homes, quick move-in inventory and build-from-plan opportunities at the same time. Availability changes frequently. The MLS section on this page displays matching records only when the feed is available, while builder inventory should be confirmed for the specific neighborhood and home.

Where is Nexton located?

Nexton is a master-planned community in the Summerville area of Berkeley County, along the Interstate 26 corridor northwest of Downtown Charleston. It is part of the broader Charleston region rather than a neighborhood within the City of Charleston.

Is Nexton only new construction?

No. New construction remains part of Nexton, but resale homes may also be listed in established areas such as Brighton Park Village and elsewhere in the community. Brighton Park Village is sold out of new homes, so opportunities there should be treated as possible resale unless verified otherwise.

Which builders are currently listed in Nexton’s official directory?

The current official directory and Home Finder entries reviewed for this guide are Ashton Woods, a separate Ashton Woods entry for Hammock Walk and North Creek, Brookfield Residential, Centex, David Weekley Homes, Del Webb, DRB Homes, Homes By Dickerson, New Leaf Builders, Pulte Homes, Saussy Burbank and Stanley Martin Homes. DRB’s official profile is titled for rental homes, so it should not be treated as verified current for-sale inventory. Builder participation and availability can change.

Which Nexton neighborhoods and labels should I compare?

Current official sources use Midtown, North Creek, Hammock Walk, Brighton Square and Del Webb, while the Home Finder also uses Bradford Pointe and Brighton Park. Confirm the exact neighborhood and product attached to each property because labels can differ across listings, builder materials and official search tools.

What is a quick move-in home?

A quick move-in is builder inventory that is completed or already well under construction and may offer a shorter move-in timeline than starting from a plan. The exact completion date, remaining selections, contract terms and availability should always be confirmed.

What home programs are offered in Hammock Walk and Del Webb Nexton?

Hammock Walk is an Ashton Woods program associated with North Creek. Del Webb Nexton is an official area and builder entry with its own plans, amenities and fees. Current homes, plans, community requirements and timing should be confirmed directly for the specific property without assuming availability.

How do builder incentives work in Nexton?

Incentives may involve closing-cost contributions, financing terms, design allowances or home-specific promotions. They can be tied to a preferred lender, closing date or selected inventory. Compare the net benefit, loan implications and all written conditions rather than evaluating only the advertised amount.

Are there HOA or community fees in Nexton?

Nexton properties can have association fees and may have neighborhood- or property-specific obligations. Amounts and included services vary, so review the current governing documents, fee schedules and any transfer or start-up charges for the exact property.

Should I use my own real estate agent for a Nexton new-build purchase?

You may choose buyer representation for a new-construction purchase. The onsite sales representative works for the builder, while a buyer’s agent can help compare options, review the purchase process and coordinate due diligence based on the written agreement. Discuss representation before a first builder visit because registration practices vary.

How does buyer-agent compensation work on a new-construction home?

Buyer-agent compensation is negotiable and must be addressed through applicable written agreements and disclosures. A builder or seller may offer compensation or a concession, but the amount and terms vary and should not be assumed. Depending on the buyer-representation agreement and transaction terms, a buyer could be responsible for an agreed amount not covered by the seller or builder.

What is the best way to start a Nexton home search?

Start with timing, preferred home type, budget and whether you want resale, quick move-in inventory or a build-from-plan process. Then compare realistic finished cost and contract terms across several options. Alena can create a focused search based on those priorities.
